Klang Valley Homebuyers Show Greater Interest in Transit-Oriented Developments

Homebuyers across the Klang Valley are showing stronger interest in residential developments located near MRT, LRT and other public transport services.

Known as transit-oriented developments, these projects are designed to provide residents with easier access to public transportation, commercial facilities and essential services.

For many buyers, commuting time has become an important part of the property selection process. A home located near a railway station may offer greater convenience for people working in Kuala Lumpur, Petaling Jaya, Subang Jaya and other major employment areas.

The appeal is especially strong among young professionals and first-time homebuyers. Many prefer smaller units in well-connected locations rather than larger homes that require long daily drives.

Developers have responded by introducing mixed-use projects that combine residential towers with retail shops, offices, restaurants and community spaces. This allows residents to complete more daily activities without travelling far from home.

However, not every development marketed as transit-oriented offers the same level of convenience. Buyers should check the actual walking distance between the property and the nearest station.

A project described as being near an MRT station may still require residents to cross busy roads, use a shuttle bus or walk through areas without proper pedestrian access.

Other factors should also be considered, including train frequency, station accessibility, parking availability and the number of transport interchanges required to reach major destinations.

Noise and congestion may be another concern. Units facing train tracks, highways or busy commercial areas may experience higher noise levels. Buyers should visit the location during different times of the day before making a decision.

From an investment perspective, properties near public transport may attract tenants who do not own vehicles. Nevertheless, rental performance still depends on the development’s condition, unit size, surrounding amenities and the number of competing units.

Maintenance fees should also be reviewed carefully. Mixed-use and high-density developments may offer more facilities, but these features can result in higher monthly charges.

Transit-oriented developments can be a practical option for buyers who prioritise convenience. The strongest projects are generally those that combine genuine transport accessibility with good management, suitable pricing and an established surrounding community.
